High service standards

The primary aim of LMS Survey and Valuations Ltd is to ensure that service standards are consistently met.  This means providing adequate surveying capacity at all times.

To this end, we have created LMS Surveyors Ltd; a network of valuer firms of various sizes.  We currently have 140 firms on our panel, who between them employ over 900 surveyors.  This enables us to manage any fluctuation in demand. 

Key features of LMS Surveyors Ltd include:

  • £2m Professional Indemnity cover per claim - primary cover is provided by LMS and we are the first point of contact for all claims.
  • All firms are regularly audited and their processes and systems must comply with the LMS quality assurance manual (available on request).
  • National coverage - that's every postcode in the UK.
  • Electronic instruction and delivery via Quest and Xit2.
  • In-house technical/audit surveyors.
  • Claims/complaints handling service.
  • Central administration point for billing and post-valuation queries.

Swift turnaround times

Our average turnaround for valuations is currently 3.5 days.

We are confident that we can retain average turnarounds at less than 4 days, even during busy times.

Quality control

LMS doesn't directly employ surveyors, but we apply strict membership criteria to those who wish to join the network.  For example, member firms must have at least two employed surveyors and a minimum £1 million of Professional Indemnity cover. 

At the same time, lenders that appoint LMS Surveyors Ltd to their valuation panel have the security of knowing it is part of the UK's leading outsourcer of  property services.
